Application Fee

 An application fee is a non-refundable charge that is required by rental agencies when you submit an application. This fee is typically used to cover the costs associated with processing the application, such as administrative work or evaluation processes. 

Background check fee

 A background check fee is a charge that covers the cost of conducting a background check on an individual. Background checks are typically performed by employers, landlords, or institutions to verify a person’s criminal record, employment history, education, credit history, and other personal information. This is a non-negotiable factor with our company. We do this to protect our clients, safety first! This fee in non-refundable.

Late fees

Late fees will be applied on the 6th day of the month. Our late fee is 5% of your monthly rental rate.  

Security Deposit

Your security deposit can be forfeited.  

Forfeiting a security deposit typically refers to a situation where a tenant does not receive their full security deposit back at the end of a lease term. This usually happens if the landlord believes the tenant caused damage to the property beyond normal wear and tear, did not pay rent or other charges, or violated the terms of the lease.

Here’s a breakdown of common reasons a security deposit might be forfeited:

  1. Property Damage: If the tenant damages the rental property (e.g., holes in walls, broken windows, or significant carpet stains), the landlord may use the deposit to cover repair costs.
  2. Unpaid Rent: If the tenant leaves owing rent, the landlord may deduct this amount from the security deposit.
  3. Cleaning Costs: If the property is not left in a clean condition, the landlord may charge for cleaning services.
  4. Violation of Lease Terms: If the tenant breaks any lease terms (e.g., unauthorized pets, subletting without permission), the landlord might use the deposit to cover any associated costs.
  5. Unpaid Utilities or Fees: Any unpaid utility bills or additional fees (e.g., late fees) may be deducted from the deposit.
  6. Omitting to submit a 30 day notice in writing prior to moving out. 

 

*North Carolina, the law requires that a landlord return the tenant's security deposit within 30 days after the lease ends and the tenant moves out. An extension can be granted but this must be done by notifying the tenant in writing, prior to the 30th day.
